Charleston SC area 2020 Real Estate Statistics
Happy 2021!
I hope that you had a wonderful Holiday season and that your 2021 has started well! What a year...right? Like you, I am hoping for a much more normal year.
The real estate market in the Charleston SC area was also abnormal with the busiest year on record. As you will see from this report, sales were brisk with listing dates on the market now some of the lowest I have ever seen in my 18 years in the business. Spring is just...about...here...in the Charleston SC area!
In this place that we lovingly call the Charleston Lowcountry, we have been having some of the most amazing weather with above normal temps and sunny skies. I have already spent time watching the College of Charleston playing baseball at Patriots Point and I have been enjoying some time in the many outdoor spaces that are part of what makes this place so special. I guess that we earned these beautiful days after 5 straight days of ice and snow on the ground...Something that we never have to deal with, thank goodness!
Along with the good weather comes an uptick in the real estate market too. We are in the 4th year of exceptionally low inventory so prices are starting out a little high but there are still some pretty good deals! Last year's market was pretty brisk and 2018 is trending the same direction...More on that in future blogs!
When we start to have these good days, I start taking inventory of my flower pots and dream of what beautiful flowers I might put in them. While cleaning them up is a huge task, it is worth it when the new blooms put on a show! The following blog on container gardening is a great way to get in the mood to plan for the Spring and Summer. I have thought sometime that the First Time Home Buyer Credit could be at play since some Buyers who took advantage of that opportunity are nervous about the payback requirement so they are waiting to sell and buy again. I have also thought that since so many homeowners were underwater that they may have refinanced to a lower interest rate making them very comfortable in their home for awhile or that that some in that position may have taken advantage of a number of Federal programs allowing them to have a portion of their principle forgiven which may keep them in their homes longer.
One thing is for sure...there are far more buyers than sellers in some places in the Charleston SC area and that is impacting prices!

One Shining Moment , NCAA March Madness...Like Real Estate?
Spring will arrive soon and what do I think about when Spring arrives? No, not birds, not flowers budding, I think about the NCAA Tournament.
I am not a North Carolina Tar Heel fan, but I do love the tournament, Luther Vandross, and this, my favorite version of the end of tournament tribute that is played each year. I also love the TOURNAMENT...the event that brings so many people together from every corner of the country, and from every walk of life. This annual event breaks the barriers of color, of socioeconomic divisions, of generations, and of genders.
As a residential Realtor in the Charleston SC area, I think that my love of competition has served me well in taking good care of my clients...Not that I believe that all real estate business is about competition, but like the students who give everything to reach their dream of playing in this amazing tournament, I think that it is my job to do all that I can to help my clients realize their dream of home ownership or their dream of realizing their financial plans by selling a home or purchasing an investment property.
